Property Description

The deck offers continual bench seating and brings the living area outside and expands it even more.   Sit on the deck or at the lake, and listen to the loons calling!

Details:

1. 295’ of deep-water lakefront on 2.6 acres in Highland Point in Bridgton.  The property is on the coveted east side of Highland Lake, and is located at the quiet end of the lake – very little boat traffic. Loons nest at this end of the lake, so their tremolos and hoots are a welcome chorus in the background.   Included is a large “L”-shaped dock, with permanent bench seating, and also a raft anchored further out in the lake. There is also a dock box that will convey.

 

2. In addition to the private lakefront, the neighborhood’s common area (offering picnic chalet, fire pit, canoe and kayak racks) is within walking distance.  Highland Point is a vibrant community of both year-round residents and seasonal folks “from away”.  The active Association organizes community picnics, cleanups, and other events.  The Town of Bridgton maintains the roads in Highland Point.

 

3. The lot also includes a children’s swing set and a 9’ X 12’ shed for protecting your dock furniture and boating equipment during the offseason.  (There is a cement bench in the woods; it does not convey).

 

4.The contemporary home, built on the side of a slight hill, provides three full levels of living space, with the basement offering walkout at ground level.  Freshly painted both inside and outside, the house has two levels of Pergo laminate floor in an oak finish, and the basement level has a painted cement floor in the finished spaces.  The two sets of stairs are each stained hardwood.

 

5. When you walk in the front door, the open concept living/dining/kitchen area opens up towards the lake, with the “outside brought in” by a bank of solarium windows and two sets of sliding glass doors, opening on the huge (32’ X12’) deck.

 

6. The living area offers a 19-month old Jotul propane stove that heats most of the house by itself in the colder months.  In addition, there is electric, baseboard water heat, if you want an extra punch of heat, but save your money by relying on the Jotul stove!

 

7. The large kitchen contains oak cabinets, a large center island (6’ X 3 ½’) with seating for 6, a double electric wall oven, an electric stove top, a fridge, a dishwasher, a double sink, a pantry and tons of cupboard space.

 

8. Off the kitchen is a Dutch door to the basement stairs and a large utility/mud room with closet that leads to the oversize double garage with two overhead electric doors with skylights.  The asphalt driveway has ample parking for 6-7 cars, including a large space for turning around.  One of the two circuit breaker boxes is contained in the garage.

 

9. The first level also has a ¾ bath and a very large hall closet (4’ X 4’).

 

10. Head up the main stairs to the second level, where you will find 4 large bedrooms, a full bath, a sitting area, two linen closets, and four large walk-in closets.  The original part of the second level has electric baseboard water heat, and the newer part has a Rennai heater.  The older portion has two bedrooms plus the bathroom, with one room measuring 13 ½’ X 13 with a huge walk-in closet that is 10’ long and 2’ deep, and the other room measuring 15’ X 8’ and offering another walk-in closet that is 5’ in length and 2’ deep. The newer part of the second level has two more very large bedrooms (20’ X 11 ½’ and 15 ½’ X 11 ½’), each with a huge walk-in closet that offers shelves under the eaves; both of those closets are 11’ long and 2’ deep.

 

11. There is a linen closet in the bathroom on the upper level, and a second large linen closet (4’ long X 2’ deep) in an alcove between the old and newer part of the bedroom spaces. 

 

12. The second level also offers a quiet sitting/game/craft area, which measures

11 ½’ X 6’.

 

13. There is a “whole house” fan at the top of the stairs on the bedroom level.  In addition, for those warmer Maine summer nights, the house boasts ten ceiling fans, one in each bedroom, plus 2 in the living area, one in the kitchen, one in the basement study and another in the basement family room.

 

14. The bathroom on the upper level has room for a solar sauna to be installed.

 

15. The basement level has a family room (20’ X 9’) with sliding glass doors that lead outside, and a large shelved closet (4 1/2 ‘ X  22” deep). A Rennai heater is located in the family room and keeps the basement toasty in winter months.

 

16. In addition, the basement has a bedroom (12’ X 10’) with another set of sliding glass doors that lead outside, and a closet that passes through to a room  (10’ X 10’) that is currently used for storage but that can be used as a study.

 

17. The basement has a full bathroom.

 

18. The basement utility room has a new (July 2017) hot water heater, a stacked large-capacity washer/dryer, a second full fridge, a Radon system, a whole-house water filter system (filter replaced in September 2017), the furnace for the baseboard heating system, and one of the two circuit breaker boxes.

 

19. The ceilings in the basement are stained tongue-and-groove pine.

 

20. The house has Wi-Fi and offers satellite TV hook-up.

 

21. The smoke alarms and carbon monoxide detectors were replaced in July 2017.

 

22. The roof was replaced in 2007.
